Economic Wire: Debt-hungry AI companies face increased risk as bond yields

The AI Infrastructure Boom Has a New Cost of Doing Business

According to CNBC, the AI infrastructure buildout shows no sign of slowing, but with the 10-year Treasury yield now at 5.18%, every data center lease, fiber line, and GPU cluster financed with debt just got meaningfully more expensive.

Here is where the story gets interesting. The companies driving this buildout, hyperscalers and the data center developers behind them, are capital-intensive businesses. They borrow long to build long. When the risk-free rate sits near its highest level in over a decade, the math on those projects changes. The hurdle rate for new investment goes up. Projects that looked profitable at 3.5% yields may look marginal at 5.18%. That is not a reason to stop building if AI demand is real, but it is a reason to build more selectively, and to demand higher returns from the assets that get funded.

The credit markets are sending a somewhat contradictory signal. Credit spreads remain historically tight, meaning lenders are not yet pricing in significant distress among borrowers. That keeps actual borrowing costs from reaching their most painful theoretical level. But tight spreads in a high-yield world can reflect optimism that outlasts the underlying fundamentals, and that gap is worth watching. Margins are the leading indicator here: if rising financing costs compress the returns on new data center projects before AI revenue scales to match them, capital allocation decisions will shift, even if the technology story remains intact.

Historically, when long-term rates have held this high for an extended period, capital-intensive sectors have faced a gradual squeeze rather than a sudden break. The question investors and operators have examined in past cycles is whether productivity gains from the new technology arrive fast enough to offset the higher cost of building it. The answer varies by how quickly the revenue model matures.

Bottom Line: The AI buildout is not stopping, but 5.18% yields mean the projects that get funded from here will need to clear a higher bar, and the ones that cannot may not get built at all.
